Panasonic surround sound btt-465 audio output.

hi there, have been googling for most of the day, my surr sys has only hdmi output, but has optical in and aux (ps4 and laptop). so what i want to achieve is to run my amplifier with 2 speakers alongside the surround sound system. running it through the tv as an output wont work because of the delay in the sound (sounds like an eco), so the only answer i can think of is getting a hdmi to analogue audio converter http://www.ebay.co.uk/itm/HDMI-V1-3-HDTV-to-Component-YPbPr-Converter-1080P-Adapter-with-Analogue-Audio-/301856378802?hash=item46480acfb2:g:V1kAAOSwX~dWpS~3 and using rca's to my amp and hdmi straight to my tv. so as all the inputs will work through the hdmi out? is this possible or true, love someone to shed some light on this. How about making it easier for everyone by listing all makes/models, and doing some sort of line by line list of the various connections currently used. Something like this:

Comcast Cable box BX12345 (HDMI out) --> (HDMI in) Sony AB1234 receiver
XBox (digital optical out) --> (digital optical in) Sony AB1234 receiver

5.1 Energy Take classic speakers connected to speaker inputs on reciever; sub-out to sub; etc.

This way we could positively determine what converter options might exist for your gear.
